some cut out news for references & pleasures:
Bayan Lepas’ gems In Penang island is a single-storey factory with two-storey office
annexe on a 21,758.15sq ft site in Bayan Lepas Industrial Park (IND-8016).
Situated in the non-free trade industrial
zone of the scheme, the leasehold property with a gross floor area of 10,947.63sq ft and an IV of RM1.25 million is 3km from
the Bayan Lepas International Airport and 16km from George Town.
The Bayan Lepas area is already well established for
its industrial character and as such, the successful bidder is assured of the benefits that come with this.
For a start,
the industrial park forms part of the larger Bayan Lepas Develop-ment Corridor that also includes residential and commercial
developments. These two components serve two functions: as a labour catchment area and as worker accommodation.
Another
property in the area that should be considered is a one-and-a-half-storey factory with a three-storey administrative building
pegged at an IV of RM3.705 million (IND-8023).
In this instance, its sheer size of 59,944sq ft in gross floor area
makes it ideal to be a three-in-one premises for corporate activities, industrial operations and even worker accommodation
in the administration block’s 31,860sq ft of space.
Every time I walk by a store window displaying an exquisite curtain fabric that is draped
with expert finesse, I can’t help but wish the entire setting be transported to my home so I could own the most beautiful
windows in Ampang. Unfor-tunately, it hasn’t happened.
Choosing the right window treatment depends on a lot of
things. What type of look are you aiming for? Is your décor contemporary or traditional? Is it for the living area or another
part of the home? What’s your budget?
There are lots of questions to be asked before ordering yards and yards
of fabric. There’s nothing more disheartening than to rashly spend lots of money on window treatments, only to find
out later that they simply don’t suit a home at all.
For window treatments to be effective, they must satisfy
functional requirements, complement the decorating style or mood of a room and lastly, harmonise with the rest of a home’s
décor. Functional requirements
The meticulously planned garden of this double-storey terrace house in Kota Tinggi, Johor,
is the pride and joy of owners Baser Senin and Zety Zelinda Zainal Abidin, with the tropical design currently occupying a
quarter of their 3,500sq ft of land. But that proportion’s set to grow.
“After two years (of living in
their home), there’s still a lot left to do,” said Zety. “We plan to add a gazebo and more plants to make
the garden cooler. It’s simply not shady enough on a really hot day.”
Gardens are to houses what settings are to gemstones. No matter how rare or well
cut a stone, its true beauty is lost if it is displayed in a mediocre setting.
The same holds true for a house. You
can spend lots of money renovating it or doing up the interior, but if you do not put as much thought into ensuring that the
garden complements it, you might as well have saved yourself the expense.
Gardens today are no longer just a patch
of green that surrounds a house. They can become an outdoor extension of the indoors with the right use of accessories and
plants. Besides providing cool relief from the harsh tropical sun, they can help enhance the appearance of a home, thus, increasing
its value.
Is your garden just waiting for a makeover? There’s a variety of designs to choose from. Aiming for
an English country manor garden? Then fill it with a profusion of colourful flowering plants. If your inclination swings to
the other extreme, go for a Zen-like Japanese garden with sculpted green foliage, pebbles and a little stream with a bridge.
If
the sound of running water soothes your frazzled nerves after a hard day at work, go for a tasteful waterfall and rock pool
filled with happy koi - it’s good for prosperity!
Plant paradiso There are two ways to achieve the garden
style you want: do it yourself or engage a landscape artist. The latter may turn out to be the more sophisticated, convenient
(but expensive) choice, but the former is infinitely more satisfying. You can find out how to get started by reading gardening
books or surfing the Net. You can also prowl around your neighbourhood nurseries and engage the owners in conversation to
get tips on plants and their care.
